Based on the available project documentation, I identified three primary areas requiring attention:

1. 1. Environmental contamination risk

   The environmental report identifies historical industrial use of the site and recommends additional soil investigation before construction.

2. 2. Structural condition

   The structural assessment notes deterioration in sections of the existing roof structure and recommends further inspection before reuse.

3. 3. Planning dependency

   Part of the proposed redevelopment remains dependent on approval of the Nutzungsänderung.

I found no confirmed evidence in the currently readable documents that these items prevent the transaction, but they should remain open due-diligence items.
